Yangcheon-gu (Mayor Lee Ki-jae) announced on the 12th that the area around Mok-dong 523 near Yeomchang Station on Subway Line 9 will be reborn as an apartment complex with up to 24 floors and 411 households. The district will hold a resident briefing session on the 13th regarding the redevelopment zone designation and redevelopment plan decision (draft) containing these contents.

The ‘Yeomchang Station Area Revitalization Project’ is a high-density mixed-use development project to improve the aging residential environment in the area around Mok 2-dong 523 and to expand resident convenience facilities and living SOC. Seoul Housing & Communities Corporation (SH) is the public implementer.

The area is adjacent to Yeomchang Station, an express station on Line 9, so it has excellent transportation accessibility, but the need for improving the urban environment and strengthening the station area function has been raised continuously due to the low-rise aging residential area. After being selected as a target area for the Seoul Metropolitan Government’s Station Area Revitalization Project in 2020, the project began in earnest in April of this year when the redevelopment plan establishment service began.

According to the plan, the 12,382㎡ old low-rise site in the area of 523 Mokdong will be developed into a 10-building, 411-unit apartment complex (305 for sale, 106 for rent) with a floor area ratio of 330% and a height of 24 stories up to 3 stories underground. In particular, according to the Seoul Metropolitan Government’s ‘Station Area Activation Project Operation Standards’, the intended use area has been upgraded from a 2nd general residential area (7 stories or less) to a semi-residential area, making high-density development possible.

The district plans to collect opinions from residents by publicizing the development plan until the 30th of next month, and then apply to Seoul City for designation as a development zone after going through procedures such as hearing opinions from the district council.

Meanwhile, the district is promoting various redevelopment projects, including Mok 2-dong and Mok 4-dong Moatown, to improve the residential environment in the old downtown area of Mok-dong. In particular, the redevelopment project in the area around Mok 2-dong 232, located nearby, is gaining momentum after completing the establishment of a rapid integrated redevelopment plan (draft) last August.

Mayor Lee Gi-jae said, “The area has excellent transportation accessibility, including Yeomchang Station, and with urban development projects actively being promoted in neighboring areas, the residential environment in this area is expected to improve significantly,” adding, “We will do our best to quickly proceed with the remaining follow-up procedures so that the aging residential environment can be quickly improved.”
