The Jungnang-gu (district mayor Ryu Gyeong-gi) ‘Sangbong 13th District (Mangwoobon-dong 461 area) housing maintenance-type redevelopment project’ maintenance plan decision and maintenance area designation (draft) were approved with amendments at the Seoul Metropolitan City Urban Planning Committee Rapid Integrated Planning Maintenance Project Authorization Subcommittee on the 24th, making full-scale project promotion possible.
‘Sangbong 13th District’ is an area with a high concentration of old single-family homes and multi-family homes, and has been undergoing rapid development procedures since being selected as a private redevelopment candidate in 2022 due to its poor pedestrian environment and living infrastructure. This project is the fourth of 25 sites selected for the second round of private redevelopment by Seoul City to pass the review, and it is noteworthy that the period for designating a redevelopment area, which previously took more than 5 years, was shortened to about 2 years through the rapid integrated planning.

According to the redevelopment plan, the existing residential area use will be adjusted upward, and 1,249 households will be built with a maximum of 37 floors by applying an average floor area ratio of 345.41%. Of these, 270 rental housing units will be included, and convenience facilities for residents such as parks and sports facilities will also be built in the Bongujae area.
Ryu Gyeong-gi, the head of Jungnang-gu, said, “The redevelopment of Sangbong 13th District is expected to bring about a major change in the Mangwoo Station area in conjunction with the development of Sangbong Terminal and its surroundings,” and added, “We will spare no administrative support to ensure that the project proceeds smoothly.” This redevelopment is expected to further accelerate the improvement of the local residential environment and urban revitalization.
