On Friday, December 13, Seoul City held the 6th Redevelopment Candidate Selection Committee for 2024 and selected 4 candidate sites. Including the areas selected this time, the number of Rapid Integrated Planning Redevelopment Promotion Areas has increased to a total of 89.

This time, the candidate site selection was given priority to areas where residential environment improvement is urgently needed, with a high approval rate and low disapproval rate, actively reflecting the will of residents to promote the project. In addition, when promoting the project in the future, places where it is easy to promote the project were given priority, taking into consideration factors such as the possibility of securing approval rates along the access roads.

The area around 174-1 Myeonmok-dong, Jungnang-gu is surrounded by housing development projects, so it seems possible to improve the residential environment and expand infrastructure in conjunction with neighboring areas. It is expected that the selection of the candidate site will create a synergy effect of improving the residential environment together with nearby development projects.

The area around 227-147 Jayang-dong, Gwangjin-gu is a low-rise residential area with poor infrastructure near Konkuk University Station. Compared to the surrounding areas (such as The Sharp Star City), the residential environment is very poor and underdeveloped. It seems that by promoting the redevelopment project, it will be possible to secure diverse skylines in connection with the surrounding area’s landscape.

The area around 130 Mia-dong, Gangbuk-gu is located near Mia Station, has a very high housing density, and has a high ratio of semi-basements, making it an area in urgent need of improvement in the low-rise, densely populated residential environment.

The area around 287-118 Hongje-dong, Seodaemun-gu is an area with a high concentration of old and poorly built buildings adjacent to the Hongjecheon Stream. It is expected that the residential environment improvement effect will be maximized by securing waterside space and green space in connection with the nearby foothills of Inwangsan Mountain.
The area selected as a candidate site is expected to complete preparation of service contracts early next year and begin rapid integration planning and maintenance plan establishment services in the first half of next year.
In addition, according to the anti-speculation measures for redevelopment candidate sites, the ‘rights calculation standard date’ for the area selected this time will be designated as the ‘autonomous district mayor candidate site recommendation date’ or the ‘autonomous district separate request date’ depending on the conditions of each area, and the designation of land transaction permit zones and building permit restriction zones in the future will also be announced through a separate public notice.
Han Byeong-yong, head of the Seoul Metropolitan Government’s Housing Bureau, said, “The selected candidate site is an old, substandard residential area with very poor infrastructure, and urgent improvement of the residential environment is necessary.” He added, “We will reflect the 2030 Basic Plan for Urban and Residential Environment Improvement and drastically improve the feasibility of the project. We will also provide administrative support to quickly supply housing and create a better residential environment through rapid integrated planning.”
